RICS Assessor Contribution Award and New Members Certificate Awards

 

RICS North China Annual Gala Dinner 2017 was held in Beijing, Jan 2017. Members and key accounts gathered together to celebrate and express gratitude in the past year.

Ten assessors were selected as the Top Ten RICS Assessor Contribution awards according to the participation rate of APC assessments and APC pathways in year 2016 and the awards had been presented to them during the Gala dinner. The RICS China membership development cannot achieve good result without the constant contribution and great support from assessors.  They always contribute themselves to RICS APC as volunteers and attend the final assessment interviews on weekends.

Membership team in Shanghai, Guangzhou and Chongqing also apprised the elected assessors and awarded them respectively.

Membership team also awards certificates to new members during some significant activities. In this year Annual Gala dinner, 10 new elected members attended the certificate awards section and received their RICS membership diploma.

 



Frist RICS Awards in China Exhibit Inspiring Achievements & Celebrate Excellent Elite-teams

 

China is one of the most rapidly developing countries all over the world, and key market for RICS as well. China gathers a wealth of talents who are leading the flourishing development of real estate industry in the region. For the first year, we are bringing to China the RICS Awards, we will celebrate excellence, professionalism, achievements, and overall contribution to our built environment.

RICS Awards successfully launched in several regions such as U.K, Australia, India and Hong Kong for several years and get high reputation and participation. Every award categories emphasize how these real estate area professionals use their skills to develop, refurbish and protect our common living and working environment.

 

The jury panel includes nine senior industry experts They are Mr. Liang Shiyi, RICS China Board Chairman; Chen Xiaobo, Deputy General Manager, Shanghai Tower Construction & Development Co.,Ltd; Gao Shibin, Independent Non-executive Director ,China Jinmao Holding Group; Liu Jia, President, Shanghai Shenyuan Property Consultants Co.,ltd; Peter Lu, Former Director of Real Estate Management of Microsoft and Walmart China; Li Dezhi, Head, Department of Construction and Real Estate, School of Civil Engineering, Southeast University; Qi Shengkui, Deputy Director, Chengdu Tianfu New City Investment Evaluation Centre; Tim Wang, Head of Real Estate China and Senior Managing Director; Xie Geli, President, Guangdong, Real Estate Valuers and Agents Association. Jurors fully consider all respects including professionals, results and achievements, teamwork and innovativeness, emphasize the professional acknowledge to ensure all results can reach global standards and sustainable principles. All award categories include winner and several excellent awards.

 

“All jurors preform our duties with fairness, impartiality and diligence to select industry models from many outstanding nominees. The year 2017 is going to be defined by pressing and fast-changing situations, rapid technological progress, and increased challenges from growing social demand and higher customer requirements. The first RICS Awards China Ceremony was hold on February 28th 2017 in Shanghai. Over 300 attendees witness the exiting moment of results reveal.

A new try in China market for RICS Qualification Inhouse Training was successfully launched on Feb 25 & 26 in Renasissance Beijing Capital Hotel.  13 QS Senior Professionals from multiple key accounts in Northern China have participated in the 2-day QS Inhouse Training. The trainers, RICS assessors Mr. Wang Hao and Mr. Watson Wang who are QS senior professionals shared with the delegation regarding RICS qualification, RICS global progessional and ethical standards, preparation for APC Case Submission and final assessment, which were very popular with the delegation at the Inhouse Training Class. This QS Inhouse Training was focusing on one pathway QS only thus was preferred by QS senior professionals. More RICS qualification Inhouse Training Classes which can be specific at a certain pathway are being expected in China market.

 

This customized QS Inhouse Training Class turns out to be the first but also an excellent example for multiple functional teams’ collaborations including Key Account Team, Training Team and Membership Team. Via this customized QS Inhouse Training, more QS senior professionals who are serving as senior management in their companies are being expected to be MRICS, which will enhance RICS brand influence in those targeted key accounts in Northern China. Multiple commercial income as well as standard adoption is being expected from this excellent start of QS Inhouse Training Class in 2017.

2017年,成都零售物业市场仍将迎来供应高峰及更为频繁的业态调整,

这个趋势对于饱受零售地产过剩困扰的成都来说,似乎算不上利好。

那么,2017年成都零售物业会如何突破重围,迎接挑战呢?为此,

RICS皇家特许测量师学会特地采访了仲量联行成都董事总经理谢凌女士。

 

 

关于零售地产:

面对优胜劣汰加剧的市场,零售物业项目必须积极调整业态形式

 

RICS纵观2016年的成都地产市场,总体情况趋于乐观。对于2016年整个零售物业板块,您有什么样总结性的看法?

谢凌:对于零售物业,不管是在业态形式还是在区域位置上,我一直持有“两极分化”的观点。地段好、硬件条件好、运营能力强的项目将会继续乐观向上,而市场表现欠佳的项目则会面临业绩下滑甚至闭店的危险。

纵观2016年的业态形式,许多零售物业已经闭店,而超市以及百货的占比最大,市场占其中一部分原因,但更重要的是:这些零售物业并没有很好地注重消费者需求。

在区域位置上,直至2016年,我们比较容易能够看到这样一个发展趋势——市中心发展迅速,其他区域发展缓慢;环球中心发展迅速,则周边发展缓慢……原因就是这些地方的吸附作用太大,导致周边和其定位类似的零售物业面临闭店的风险。

从全国范围来看,2016年社区商业的火爆是有目共睹的,比如“七宝万科”,作为万科在上海的首个广场项目,每天10万以上的客流量让业界为之震撼。在未来,我认为社区型零售是非常值得关注的。

 

RICS从2016年的市场表现来看,您认为零售物业市场存在优胜劣汰的迹象吗?造成这一现象的具体原因是什么呢?

谢凌:优胜劣汰是一定存在的,市场比较残酷,如果一些零售物业依旧无法满足客户的需求,仍一味的以出售商品为主,没有很好的业态组合和服务,则会面临闭店的风险。

从2016年被迫关闭的零售形态来看,以单纯出售商品为主的百货以及超市占比最大,并且相较以前可以采购的百货而言,现在的百货形式单一,这也是它会“死掉”的原因之一。

当然并不是所有的百货都“死掉”了,部分百货感受到危机后,便开始改变自身的业态组合,从而摆脱了此类风险。比如日本百货伊藤洋华堂就增加了自选品牌和自有品牌的占比,增加自身独特性的同时,还能保证相对较低的价格,让品牌更具竞争力。又比如迪卡侬,通过打造自有品牌,达到物美价廉的效果,也让品牌竞争力脱颖而出。

 

RICS:您认为在拥有“自有品牌”以及“招商引进”两种商业模式中,哪一种商业模式的生命力会更强?

谢凌:这和企业的自身定位有关。优秀购物中心的成功来源于:擅于组合资源、进行业态和品牌配置;百货则是利用租用空间、运营,最后在所卖出的产品利益中提取抽成。两者的盈利模式并不相同,前者以收取租金为主要收益,后者则仅靠抽成实现收益。而刚刚我们提到的迪卡侬的运营模式又是不尽相同的,它除了自有产品之外,还打造了自有空间,其收益既来源于自有产品、又来源于自有空间。

这三种不同的运营模式并没有明确的优劣之分,需要看最终的运营效果。

 

RICS对于2017年的成都零售物业市场,您有什么样的展望呢?

谢凌:我认为2017年成都市场上会出现新的格局:城中心、城南、城东将会是未来零售物业相对爆发的地区。目前,城中心春熙路本来就属于比较火爆的地区,可谓“一家独大”;随着2017年银泰中心的开业,城南将会出现一部分的分流;城东居住人群虽然庞大,但大型的购物中心可谓稀缺,未来零售物业的火爆会源自于对区域空白的填补。

 

RICS2017年仲量联行成都分公司在零售市场将有哪些新的动作和发展方向?
