The Building Safety Act now affects a wider range of buildings than high‑rise residential blocks, with the Building Safety Regulator (BSR) overseeing the safety and performance of all buildings. This shift has created a clear gap in understanding for Accountable Persons, who must now navigate greater competency requirements and extended limitation periods across a broader set of assets. As a result, inspecting older stock and advising on legacy defects now has far greater implications for liability, documentation and professional judgement.

This webinar addresses these new responsibilities by translating the Act’s new demands into practical steps. It clarifies when High Risk Building (HRB) specific controls, such as Gateways 1–3 and the golden thread, are necessary, and sets out how surveyors should adjust their approach to non-HRB to remain complaint under the BSR. The session offers insights into extended limitation periods and the type of evidence now expected to remain compliant. Surveyors will learn to strengthen their processes to protect their clients and professional position under the new regime.
